What we do

Our Mission

Pacifica Cohousing is a community of 46 homes working and living together in homes and common areas that offer both privacy and community along with the values of old-fashioned neighborhoods: independence, safely, mutual
concern and responsibility. We are located on 8 acres (3 are undeveloped) a mile from downtown Carrboro, NC. Our consensus decision making is guided by four core principles: Community, Diversity, Sustainability, and Affordability.

How to join

Membership is automatic when one purchases or rents home or room here. If possible, we like to meet with prospective members before they commit to living here, to ensure they understand what life is like in cohousing.

Basic expectations or agreements for members

If you would like to visit, contact us via email (pacificaoutreachcommittee@gmail.com) or our website.
Also, we are an open neighborhood, so any one can walk around or through the neighborhood; we just can’t promise that we’ll have time to welcome you or answer questions if you just drop by. When a home is for sale, open houses are often scheduled by the seller or Realtor. Members of the Outreach committee will make every effort to meet with someone who is considering buying a house here or is attending an open house scheduled by the seller. We also welcome visitors on Co Housing Day. We don’t usually open our guest house for overnight stays to visitors we don’t know personally.

Primary decision-making authority

  • Small Leadership Group

A few people (not elected by the broader community) make the major decisions.

Decision-making process

  • Modified Consensus

Generally seek agreement, but have backup methods when consensus isn’t reached.

Governance structure

  • Collaborative/Horizontal

Power and responsibility are shared relatively equally among members.

Conflict resolution approach

We are required by state law to designate HOA officers. The members who serve in those roles, for one year terms, comprise a core committee that coordinates with committee Conveners, as well as the entire community, to ensure smooth operation of all facets of the community. Committees have specific mandates that allow them to do most of the decision making.

Economic model

  • Independent Finances

Members maintain separate personal finances with minimal sharing.

Economic scenarios for this community

  • Members need to pay fees, dues, or similar to live there on a per month or per year basis
  • There is a labor obligation
  • Members typically need to have their own job or other personal source of income to cover their expenses while living in the community?

Additional economic information

Regular fees: $150
